350 BLEECKER STREET CO-OP NEWSLETTER #139

The board met on September 4 and 25 2001. Among the issues discussed:

WORLD TRADE CENTER TRAGEDY

To the best of our knowledge, no resident of 350 Bleecker was lost in the recent WTC incident. Everyone on the board wishes to extend their sympathy to all who lost family and friends in this tragedy. About 20 residents witnessed the tragedy from the roof deck. A board member donated a flag with a temporary flagpole on September 12'h. The co-op will put a permanent flagpole on the roof soon.

Phone service, mail, UPS, Fedex, DHL, and the laundry company's repair service was disrupted. Water pressure was low for a few days. Cable TV service, including Road Runner Internet service, worked reliably for most people.

Volunteer police from Virginia, Indiana, Massachusetts and Florida are patrolling our block. Several of these people told a board member that they donated their days off to do this work.

SHEET METAL WORK ALONG BLEECKER STREET

The sheet metal work in the Bleecker Street planters started at 8:30 AM on September 11, but immediately came to a halt. It should be re-started Wednesday October 10 or Thursday Oct 11 and be finished by Monday October 15. Landscaping will take place after that.

UPCOMING BOARD ELECTION NOVEMBER 13, 2001

There are 7 seats on the co-op board. All 7 current board members were nominated for re-election. If you'd like to run for a board seat, please contact Jim Kafadar (212) 645 -2737.

ART WORK ON LOAN IN THE LOBBY

As stated in an earlier Newsletter. Peter Passuntino, a shareholder who is a professional artist, offered to loan 2 of his paintings to the co-op at no charge, on a temporary basis. The paintings are "Fireworks Over Central Park" and "Floating Flowers #2". After reviewing the proposal the board decided to display the paintings. "Floating Flowers #2" will be hung soon. The board thanked Peter for his generosity.

In the past, the board always considered acts of generosity by its shareholders and residents and will continue to do so. If you'd like to loan the co-op some art or volunteer your services in any way, please contact any board member.

ELEVATORS

The 2 elevators now can be called from any floor. In the past. only the lobby and basement could call both elevators. This sometimes led to long delays. The board thanked Rifo Otovic for making this change.

MASTER METERING

New York State has a temporary program to financially assist buildings like ours trying to reduce their electric rates. The program requires a study by an engineer, Herbert E. Hirschfield. The board voted unanimously to hire Mr. Hirschfield for $2,800 to complete the study. The board has reason to believe that master metering is feasible. Should this be true, all residents of 350 Bleecker should have the opportunity to cut their electric bills, since the co-op could buy electricity at the wholesale price. If the co-op goes ahead with master metering, half of Mr. Hirschfield's fee may be reimbursed by New York State.

95 CHARLES STREET

The former photo studio/l room film studio. previously a garage, is being converted to a 5-story condo, with 5 apartments. Most floors are expected to be priced around $2 million each. for approximately 2,300 square feet. Construction is expected to be finished October 2002.

To All Shareholders of 350 Bleecker Street Apartment Corporation:

According to our bylaws, at least forty-five days in advance of the election of directors, the Board of Directors shall send notification to all shareholders requesting their nominations for candidates to the Board of Directors.

Nominations can be made any time between now and the date of the election, November 13, 2001. As of today, all members of the current board have stated their intention to run for reelection.

Please send me any nominations orally or in writing. The phone number, fax number, and e-mail address are listed above. I will contact the person nominated within five business days from the date on which the nomination is received, for the purpose of confirming whether the person nominated accepts the nomination. Should candidates nominate themselves, this last step may be omitted.

Shareholders may nominate themselves and any other person or persons eligible to serve as directors in accordance with the laws and bylaws.

A candidate may request a statement of position consisting of no more than one typewritten page (provided by the candidate) to be included with the election materials prepared and sent to the shareholders pursuant to the bylaws. A candidate must forward any such statement to me no later than October 24, 2001.
