Following are highlights of board discussions and building developments for November and December. The board encourages everyone to contact board members with comments or questions, to come to the design committee meetings to discuss appearance and other visual details, and to share ideas about the ongoing betterment of the building. Also, please check the display case outside the mailroom for ongoing building updates and information and take advantage of the bulletin board to post items for sale, services or other information.

HOLIDAY PARTY
The Holiday Party was a great success. Over 50 residents attended, helping trim the Christmas tree and inaugurate the new menorah. The ornaments are varied and decorative, and the "building's tree" has graced our lobby for the last few weeks. Helen and Jack continue to keep our lobby floral arrangement fresh and varied.

BUILDING UPGRADES and Upcoming Improvements

  • In mid-December, the automatic roof-watering system was installed. This will keep our beautiful roof garden in great shape during the summer, saving countless staff and resident hours spent watering the plants (watering the roof manually takes from 1 1/2 to 2 hours, twice a day).
  • There will be an additional step built to the roof, done by the staff, to make it easier to transverse that threshold.
  • The new bike room racks have arrived, and will be installed in the near future. The board voted to increase bike room spaces from $100 to $120 yearly, an increase of $1.67/month. Please see Rob Geils for bike space info.
  • The painting of apartment doors has been deferred to warmer weather, as some residents may want to be home during the procedure, and the temperature needs to be warm enough to open windows.

    BUILDING SERVICES
    Time Warner

    Several years ago, the coop negotiated a discount rate with Time Warner for all residents. This is called "Bulk Service Charge" and is $23.80/month for basic cable. Make sure to ask Time Warner for it specifically. Additionally, the building internal video system can be accessed on channels 77 and 999, depending on whether you subscribe to conventional or digital service respectively.
    Windows
    Should you have any problem with the seal between panes in windows (for example, condensation or fogging), please alert Rifo. The coop provides a glazier who will measure and replace the window.

    DAMAGES
    Residents are responsible for any damages to the building caused by themselves, or any of their visitors, guests, agents, or workers.

    MAINTENANCE PAYMENTS -- Avoid $50 late fee
    Shareholders can automatically deduct maintenance payments each month, thus having one less item on a to-do list and never paying a $50 late fee - especially at this time of year, when mail service might be slower. Please check the web-site for the form, or ask a board member.
