THE BUILDING
The lobby has now been completed with furniture and installation of the four black & white prints of old New York. Thanks to the design committee for their work in researching and selecting these items.

NEW GYM
With the great new gym we have and the increased use, the Board has approved some usage rules. Please see the attached liability waiver and rules form. Please review this document carefully, as violations will incur fees to the respective residents. Additionally, the gym key (currently the front door key) will be changed to a one-of-a-kind key. All residents interested in using the gym will be asked to sign the attached liability waiver and rules form for themselves, and for any invitee (nonresident user). At that point, the resident will be issued one new key. There will be one key issued per apartment unit (i.e., 1 key for combined apartments). Lost keys will incur a replacement cost of $50. Armanda Squadrilli will coordinate this effort, please call her (646-824-8379) with any questions.

VENT CLEANING
The Board has budgeted and arranged for all the vents in our building to be cleaned. This is a very uncommon service provided by a building, and one the Board feels is necessary for air quality. The cleaning has begun in the common areas and some apartments. Rifo will be contacting residents directly to schedule the vent-cleaning in specific apartments.

DOOR PAINTING
Apartment front doors are scheduled to be painted in the upcoming days. This will not inconvenience residents, as the painting will be done with the front doors closed. However, the Board asks residents to please be careful of the wet paint, and to touch only the doorknob until the paint has dried.

SERVICES
The building hires an exterminator for the 4th Wednesday of every month to maintain our building, free of charge to any resident for their own apartment. If you are interested, please make sure you sign up on the notice posted in the mailroom several days in advance of the service. Also, make sure Rifo has access to your apartment if you are not going to be home.

WELCOME
To new neighbors Robert Coviello, Graham & Megan Officer, and Omar Samji. Welcome also to Campbell Officer, our newest and tiniest shareholder, born June 6th.

REQUEST TO DOG OWNERS
Please take care in making sure your dog does not relieve itself directly in front of the building's entrance, either on the sidewalk or even at the curb. As much as possible, please go past the first right or left sets of planters. This will help keep the curb-side entrance to the building clean and smelling better, especially as it gets hot in the summer. Hopefully, this will also discourage neighboring dogs from using this area and help reduce the population of flies under the canopy.

VIOLATIONS
There have been a number of violations of building rules in the recent past, which have incurred fees to the respective residents. These violations have included smoking in various parts of the building, from roof to basement, other than in a resident's apartment; unauthorized roof use by more than 6 guests of a single resident; an illegal washer and/or drier installed in an apartment; and illegal sublets. The house rules are posted on the website, in the stairwell to the roof, and in the alteration agreements. As a reminder, please review the attached rules, for both building and roof regulations. Please consult the rules or any Board member if you have any questions. To ensure fairness, all violations will incur fees and remedies to the respective residents.

ROOF USE
It has been a long-standing rule that there is no smoking on the roof at any time. Lately, residents and Board members have found a large number of cigarette butts on the roof. Smoking on the roof is a major FIRE HAZARD. Please do not smoke on the roof, and please alert anyone who might be doing so that it is against the building rules.

In addition, please remember that a resident/s (that is one apartment unit, whether combined or having more than one occupant) may have no more than 6 guests at any time on the roof. If a resident/s wishes to have 7 or more guests, they need to apply for a formal roof party. The procedure for this is detailed in the house rules.

Roof and building use is for the enjoyment of all residents, hence common-usage rules. Continued violations of these rules will be dealt with stringently by the Board, as they not only affect everyone's peaceful enjoyment of the building, but jeopardize the safety and well-being of all residents.

MAINTENANCE PAYMENTS -- Avoid $50 late fee
Shareholders can automatically deduct maintenance payments each month. Please check the website for the form, or ask a Board member.

FEES
Purchase application: $250; Sublet application: $250; Sublet: $3/share; Late maintenance payment: $50; Bike room: $120 yearly, per bike. There is a refundable $25 key deposit for the bike room. Additionally, there is a $2,500 fee for smoking anywhere in the building (from roof to basement), other than a resident's own apartment.

DAMAGES
Residents are responsible for any violations of house rules and damages to the building and building property caused by themselves, and any of their visitors, guests, agents, or workers.
