The board met on April 11, 2006. Among the topics discussed:

SUBLET POLICY CHANGE

The building has few sublets at any time. The board only approves one-year leases. This year, one shareholder asked the board to extend a sublet for a third year. In the past, this request would have been rejected.

The board decided to allow sublet extensions for a third year with a sublet fee increase of 50%, or $4.50/share. In the past ten years, there have been only two sublets that lasted three years.

NEW PLANTERS

Each spring the co-op plants flowers around the trees of Bleecker, Charles and 10th streets. Sadly, many dog owners allow their pets to destroy the hard work of our volunteers. Please don't add to the problem: curb your dog.

The board discussed putting up barriers to prevent damage to the flowers. The price (about $8,000) was considered high for this year, since we are planning to renovate the elevators and lobby this summer. The board voted to table the issue until more bids were solicited.

ROOF GARDEN UPGRADES

The co-op purchased thirty new solar lights for the roof garden. The board approved the suggestions presented by the Garden Committee. David Briman, the chairman of the committee, is always looking for new volunteers to help keep the garden in shape.

The roof garden volunteers recently found cigarette butts during their annual spring cleaning. Because the roof is made of wood, smoking and candles are strictly prohibited. The co-op charges a roof-use fee of $2,500 for anyone smoking.

In the past, there have been two shareholders' children caught smoking on the roof. The parents were charged the roof-use fee.
