The board met on May 9, 2006 and June 13, 2006. Among the topics discussed:
LOBBY RENOVATION
The Landmarks Preservation Commission has requested that the co-op submit its request to change the lobby to a Community Board meeting. The contractor expects the plans to be approved. The drawings have been posted in the lobby for the past two months.
ELEVATOR REFURBISHMENT
The co-op filed the plans for the elevator work with the Buildings Department. The elevator plans are posted in the mail-room bulletin board. The job will begin in July and will last until the beginning of September. Only one elevator will be in service during this period.
LOCAL LAW 11 INSPECTION
The co-op's engineering firm, KRA Associates, has finished their Local Law 11 inspection. New York building codes require that our brick facade must be inspected every five years by a licensed engineer. Minor repair work will be made in the parking garage and a few areas around the courtyard. The work will cost approximately $18,000.
FINANCING REQUIREMENTS
In 1988, the board voted to increase permissible financing of an apartment to 85% of the purchase price. After a long discussion and with consultation from our shareholders, the board decided to keep the existing policy.
HALLWAY PAINTING
The hallways will be touched up in areas with abnormal wear and tear. Our hallways are painted with Zolotone, an extremely durable paint that lasts for ten years. Every two years, Stone Services (a painting company) returns to 350 Bleecker to do this job, which typically takes two days in the summer.
ROOF AND COURTYARD UPGRADES
The co-op will purchase new benches for the roof and courtyard. There will also be repairs to the roof deck planks and new "No Smoking" signs. The board wanted to make sure that the roof-garden rules are clearly communicated, especially during the summer season. The last shareholder who broke the roof rules was subjected to a $2,500 use fee.
Half of the new benches will be placed in the courtyard, which will be open to all residents from 9:00 AM to 5:00 PM on an experimental basis.
AUTOMATIC PAYMENT OF MAINTENANCE
Almost half of our shareholders have their maintenance deducted electronically from their bank accounts, automatically each month. No one who's done this has ever had to pay late fees. The post office has reliability problems, especially each fall and winter. FLORAL ARRANGEMENTS IN LOBBY
For the past few years Helen Katz has graciously put together floral arrangements in the lobby. Because of the expansion of the roof garden and front yard plantings, Helen can no longer do the arrangements. The board will hire a local flower shop to do the job. If you would like to volunteer to make floral arrangements each week, please contact any board member.
