The board met on February 10th and March 10th.  Among the issues discussed:

COURTYARD PLANTER

There are trees in the courtyard which need to be replanted.  The barrels deteriorate over time and need to be replaced.  The cost of the project should be less than $250.

GYM RENOVATION PARTY – MARK YOUR CALENDAR

The gym needs volunteers to help move items in and out during renovation. The project should take only two days if there are ten or more people to help move equipment. The floor and layout of the gym will be repaired. Since the moving of books and bar-bells requires no particular skills other than a strong back, you can help beautify the gym. The party begins on Saturday April 18, 2009 at 10:00 AM. The original date had to be changed due to many scheduling conflicts. Please mark your calendar!

DESIGN COMMITTEE 2009

The design committee has not held a meeting this year.  Because the gym may be remodeled, the board will ask for recommendations from the design committee.  Each year a new committee is formed; any building resident is welcome to participate.

The next meeting will take place on Thursday April 2, 2009 at 7:00 PM in the gym.  If you can’t make the meeting, please email robinsonholloway@gmail.com.

UNAUTHORIZED SUBLET

A shareholder sublet his apartment without the approval of the board. After not paying the sublet fee, the co-op asked its attorney to get involved.  The parties have come to a tentative settlement, and the sublettor has moved out.

If you intend to sublet your apartment, your sublet tenant must be interviewed by the Board.  These sublet application must be completed at three days before an interview will be scheduled.

The Board will not consider sublet applications from people living in the building illegally.

CONSTRUCTION ISSUE

A shareholder installed a washer/dryer that did not meet the specifications of our engineer.  Often, the board will require an appliance to be installed in a manner that will protect the owner against any future problems.  For example, if someone is building a large bathroom over a bedroom, the board will require that waterproofing be installed.  This is typically called “wet over dry” installation.

Even if the board did not make specify any requirements, if there is a leak in an appliance the shareholder could be held liable for damage caused by his/her appliance. It is for this reason that the board often asks its engineer for specifications for appliances.

The board is discussing the problem with the shareholder and hopes to have the issue resolved soon.

ROOF USE

A shareholder asked to use the roof on a weekend for a nonprofit youth program.  The board has allowed groups (such as the Charles Street Block Association) to use the roof in the past.  Before approving the proposal, the board needed more information.

There may be no parties (with over six guests per apartment) or events without Board approval in advance. Shareholders and tenants are responsible for the behavior of their nonresident guests.
